"Brass offers a classic and timeless look while still feeling bold and contemporary," says Amy Biller Switzer, marketing manager at Emtek and Schaub. "We will see that continue into 2020." The finish blends nicely with most kitchen design styles, but we especially love the look of brass hardware against dark, moody cabinetry or a polished brass faucet that acts as a shiny focal point in a neutral kitchen.
When the goal is rustic simplicity, there's no need to spend tons on custom cabinetry and granite counters. Paint transformed oak cabinets, bought off the rack at Lowe's and topped with Ikea's birch slabs, while the same white semigloss brightened stools from Walmart. An old tablecloth was used as a skirt for the farmhouse sink, and classic glass cannisters, also Walmart finds, were used for storage instead of upper cabinets.
You can remove walls and cabinetry if you have the space and the budget to do it. You can even combine this space with the dining room for one large, unified area, instead of having a bar or tall wall separate the two. If you live in a condo, check building codes to make sure you can knock out walls. Also, consult with a contractor, as they could recognize that the wall is connected to a supporting beam.

Professional kitchen designers charge $100 to $200 per hour. Though the NKBA suggests four percent of your budget will go to design fees, this shoots up to closer to 10 percent when you hire a certified professional on-site. If you get advice or an in-home consultation from a materials and design store, it will certainly stay in the range of a $100 to $800 flat fee. However, homeowners report paying $3,500 to $18,500 for certified professionals and independent services. At this rate, you might expect such services as:
The average cost of kitchen fixtures, appliances, and labor differs by U.S. region. Remodeling projects in the Southern United States are generally cheaper than identical projects completed in Northern and Western areas. For instance, a major kitchen overhaul with midrange materials could cost $56,639 in Titusville, FL and rise to $77,460 if completed in San Francisco, CA.

Once you have an idea of your kitchen remodel budget, play around with a loan calculator to figure out your next move. Determine how much your monthly payment may be considering your credit score, how much you borrow and how long you are willing to pay your loan. Also consider how your new monthly payment will affect your monthly cash flow and personal finances overall.

The installation of my granite countertops was a disaster. It was cut wrong and then the company and the installers tried to blame me the customer for this issue. They the installers wanted to cut my new sink to fit the counter which was cut wrong to begin with. When they (installers) left the first time they said that the company had already used my second slab for another job. Disappointing isn't the word for what we went through with this installation. Once it was all said and done 2 weeks later I found damage to my new dishwasher!!! My home was left a disaster during and after the installation and for what we paid this should never have happened. If they’re quality wood and still in good working order, you’re in luck. This is one of the first things I check when sizing up a pre-remodel kitchen, since cabinet frames are the most expensive component of the entire space.  It’s quite simple to give salvageable cabinets a face lift. Three common ways to repurpose and save thousands include: adding new doors and drawer fronts, re-laminating fronts and sides, or repainting – which leads us to......Don’t Just Paint – Spray Paint. Have all the cabinets cleaned and lightly sanded, then have a painter come in to spray them. Don’t try to DIY this one; a couple of cans of spray paint from the hardware store just won’t do the trick. A professional spray job can make ugly cabinets look factory-new. And you can’t get the same look by painting or rolling the cabinets yourself.
Before you budget, you must decide what you want to remodel. Some homeowners don’t have the budget or time to completely remodel the entire kitchen. As such, you have to pick and choose your additions. Remember, the smallest details can sometimes make the biggest difference. Refacing your kitchen cabinets or replacing your kitchen hardware can oftentimes have as big an effect as large kitchen renovation projects.
Kitchen remodels are one of the most popular, and also one of the most satisfying, home remodels. A fresh kitchen design not only updates your home and increases resale value, it can make your kitchen a more functional, compelling epicenter of your home. But one of the first questions homeowners will consider when planning a kitchen remodel will be price; what they can expect to pay, and more importantly, what they can afford.
Update Your Cabinets & Paint: Not replacing, but updating, refacing or refinishing your kitchen cabinets are all projects that’ll make your kitchen look better without breaking the bank. As you know, your cabinets take up a lot of real estate in your kitchen and set the tone for the rest of the room. A fresh coat of paint, both on the cabinets and the surrounding walls will do the trick.
Remodeling your kitchen is the perfect opportunity to create a design that’s based on your individual needs. Focus on who will be using the kitchen most and how many people will be working in the space at one time. You’ll want to ensure you have room to work and move around as needed, so consider the work triangle in your new layout. You’ll also want to think about a dining area, how often you entertain, and what a kitchen with guests would look like. Our team of kitchen designers can develop a variety of options to ensure your new kitchen perfectly fits your lifestyle.
This question was already discussed above, but it deserves repeating. All homeowners must keep their five-year plan in mind as you plan your kitchen remodel. If you plan on living in the home for more than five years, remodel and decorate however you wish. If you plan on selling soon, keep trends and neutral designs in mind. While you may love an orange accent wall, chances are, potential buyers will not.
Before any remodel, everyone has a rough idea of what they want the final product to be. Sadly, we can’t always see an exact replica of what we have on our mind. Therefore, when you see a kitchen design, appliance or layout you like, take a picture, save a pin or do whatever you can to not lose that image. If you’re meeting with a kitchen designer, show them everything you saved. It will undoubtedly make the process much easier.
While home equity loans and HELOCs can come with low interest rates and fair terms, it’s important to understand that not everyone qualifies. According to the FTC, you can typically borrow only up to 85 percent of your home’s value with a first mortgage and second loan, for example. This makes home equity products a poor option for anyone who has been a homeowner for a short time and doesn’t have a lot of equity built up.

A huge part of a kitchen remodel expense involves appliances. Can you keep any of your current appliances? Doing so will save you thousands of dollars, no joke. I’m sticking with stainless appliances, a new stainless sink, and my Delta faucet (which I love, and it’s fun to watch guests try and figure out how to turn on). All of my appliances work perfectly fine, but we are getting a new refrigerator and stove. Because of my job we really need two refrigerators and I splurged on a double oven range since I couldn’t fit double ovens anywhere without sacrificing cabinets.
The price of new countertops differs widely based on materials. Stone surfaces, like quartz and granite, are the most durable, but also the most expensive. Solid surface and laminate are less costly but require more maintenance. Ceramic tiles are generally an affordable backsplash alternative, depending on their brand and the complexity of the tiling layout.
Your drawers don’t have to be drab! Similarly to the inside of your cabinets, you can decorate your drawers as well. Adding drawer liner is simple and will give them a unique look every time you reach for silverware. Of course, there are drawer liners sold in stores that are easy to apply, but those don’t often include a decorative element. If you’re looking to style your drawers with a unique pattern, try using fabric. Using fabric will also last longer than paper or other liner options. See Handmade Charlotte’s full tutorial on lining your drawers with fabric.

For those looking to remodel their kitchen within a tight budget there are several options including using an inexpensive countertop material like butcher block, refacing existing cabinets, adding new paint to existing cabinets, replacing existing floors with a laminate or other affordable material. And a fresh paint job can do wonders to refresh a kitchen. Using particleboard instead of plywood where it won’t be seen, doing the demolition of the kitchen yourself and other money-savers can help you get the kitchen of your dreams but without going into debt to do it.
